Landlords must document property condition before move-in
by NormiaJanuary 19, 2026
The Problem
Tenants lose security deposits for "damage" that existed before they moved in but can't prove it. Landlords point to scratches and stains that were already there. Without documentation, it's your word against theirs - and they hold your money.
The Standard
Landlords must provide timestamped, dated photos or video of all rooms and existing damage before tenant move-in, co-signed by both parties. This protects honest tenants and honest landlords alike.
Where It Exists
Required by law in some Australian states. Some property management companies do this voluntarily. Most rentals still use vague paper checklists that protect no one.
